Lennar is proposing to build 585 homes. 

Reality

Lennar is proposing to build 294 homes, half as many as you may have heard, and the same density as across the street.  The prices will range from $530k to $700k. 

Why the Confusion?

The City requires an applicant to post a hypothetical maximum allowed under the general law. For a site of this size the maximum allowed would be 585 units.  But the City also caps an applicant’s density to the applicant’s own site plan. Lennar’s maximum allowed under our proposed site plan would be 294 units.

Lennar’s site is in the floodplain.

Reality

Lennar’s property is not in the floodplain. 

PARK BOUNDARIES

Fear

Lennar is taking property out of the Maricopa County Adobe Dam Regional Park.

Reality

Lennar’s property has never been a part of the Park. 

Additional Fact:

When the longtime residents designated this property as Parks on the City General Plan, they did so without the approval of the then-landowner,
the Arizona State Land Department. 

PARK OPERATIONS

Fear

Lennar’s residents will shutdown
the Park. 

Reality

The County Park has enjoyed the community’s support for decades, and will continue to do so.

COMMUNITY BENEFITS AND MONEY

Fear

The Park benefits the community, but Lennar is just in it for the money. 

Lennar pays its way, while the Park does not contribute financially to the City of Phoenix.  Today, Lennar’s site is a vacant, unmaintained eyesore that generates no revenue for anyone.  Lennar is paying $30 million to the State’s Educational Trust Fund to benefit Arizona’s public schools; the Park does not contribute to the public school system.  Lennar is paying $2.3 million to reimburse the City of Phoenix for the widening of Pinnacle Peak Road.  The Park paid nothing for the widening.  Lennar’s residents will pay property taxes, the Park pays no property taxes.

Reality

TRAFFIC at 39TH DRIVE

Fear

Lennar’s traffic will overwhelm Pinnacle Peak Road. 

Reality

Lennar will generate about 16% of the traffic coming onto Pinnacle Peak Road at 39th Drive.  The existing homes will continue to account for 84% -- the vast majority – of traffic on this Arterial Road.

WILDLIFE

Fear

Endangered creatures live on the Lennar site, and will lose their home.

Reality

Lennar is leaving the existing wash on its site in place, so a wildlife corridor will remain, giving existing wildlife ready access to the 1,500 acre park and its much more significant open space. 

WATER

Fear

The City doesn’t have the water to serve Lennar.

Reality

The City is imposing brand new water restrictions on Lennar that none of the existing homes have.  For example, pool sizes are limited and turf use in the backyard is limited.  Lennar will thus set an example, benefitting all of north Phoenix.
